To test or not to test for mold?

Newer 2.5 Million dollar house had water intrusion. Seller had a receipt for $62,000 for water extraction and mold remediation done within a month.

Popular lab air quality tests came back fine, about 9 air samples, all clean and the only things visible were some minor water marks on cabinets.

All the work was done by a licensed and insured Mold Remediation company.

Should I recommend testing or just rely on their tests?

What say you?

Required Documentation from Appraiser

Within the past few years the lenders have been requiring the appraiser to state if the utilities where on and working. I always state I am not a building inspector and cannot determine functional utility of all major components. My question is with regard to residential properties. I think I read somewhere that to test the heating component of a residential property it may need an outside temp below a certain degree. If so what is the industry standard? Is in line with the temp needing to be above 65 degrees for a cac unit?

Heat Recovery System

Does anyone have a good graphic and/or PDF to explain how a water heater/air conditioner heat recovery system works? I'm looking for something to imbed in the report to educate the buyer.

Breaker and wire to air conditioner

On an inspection yesterday on a home built in 2004, the label on the air handler indicated that it needed a minimum ampacity of 59 amps. The circuit breaker for the air handler was rated at 45 amps. To make matters worse, the wire connected to the circuit breaker was a 10 gauge wire which,as I understand it, is only rated for 30 amps.

First of all, how was this unit operating without tripping the breaker? Second of all, am I right that the wire is undersized?

Unusual Venting

I saw this in an attic the other day and it seemed unusual to me. This home is less than 10 years old and had 2 furnaces. The upstairs furnace is in a closet on the upper level. Any thoughts why these vent lines would not extend above the roofline?

Propane supply line clearance

I inspected a house which has a wall heater that vents through the exterior wall. The vent is located about 6 inches from where the main propane line enters the home. The guy who filled the propane tank said this was a concern. I can't find any requirements regarding this condition. Any thoughts.

Slate roof question

Are these holes from the original fasteners that are missing or are they from an attempt to repair the slate roof by nailing through the slate. I found one nail threw the slate covered with tar. House is 70 years old. Is this about the time that the fasteners give out? Thanks for any info from the slate experts.

I may be the only one, or one of many who received email addressed "Internachi member" that went on to tell me of a person who died in a plane crash, had my last name, and had assigned no heirs. Just wanted to advise us all of it. This even had a news link of the fatal crash. Too bad these jerks can't be weeded out.
