Palm Tech?

I have been using Palm Tech, with a dell axim for a while now and it is time to upgrade.
Any thoughts on palm tech with an ipad mini vs a pc tablet.?

DIY'er decides after watching too many Fix & Flip shows that he can make some easy money...........so he purchases property, fixes it up, land contract and the only thing left is the home inspection.

I get there and see red flags all over the place.......I do inspection and then agent calls me when I finish up......told her that I suspect her so called investor friend did renovations without permits and is not licensed.

I get a call 5 minutes later and sure enough he admits to everything.
I advice him to get in touch with county and not do any more jobs without being licensed and permitted.

Head to next job and lo and behold.....same thing except this time DIY and buyer get into big argument............not good.

I just don't feel sorry for these guys...........

FLOOR JOIST to ADDITION SEEM UNSOUND

Addition to house had the floor joist 2x8 tied into original joist going to opposite way, with no bracing underneath. Locked like to me the original floor joist were slightly raised. Outside wall had been torn down and garage with bedroom above was added beside the original basement garage. Hope these pictures help. Would this be structurally sound.

Apartment inspection..??

Just got a call from a lady who would like the apt she is renting inspected. She has several issues the landlord is ignoring. I told her to call the local code enforcement office. she is disabled and doesn't want to get kicked out. Has anyone ran into this before?? I would like to give her the proper info as how to move forward. Thanks

Stucco and Expansion joints

Is stucco without expansion/control joints considered a true deficiency?
Or are such joints considered best practice?

Meth Testing

Does anyone out there know of a good test kit for testing meth residue in residential homes? Also, is there any kind of info that I need to look over before doing a meth test for a client?

Sill Plate

I was recently inspecting a garage of a 40 year old home. The sill plate was visible. It did not appear to be press treated lumber, but it didn't seem to be in bad shape either. Did they use to use pine tar lumber on sill plates against concrete?

Repelling down the side of a skyscrapers looking for moisture intrusion isn't my idea of a fun inspection. Nope !
